Maison Sia founder Vratika Gupta buys luxury pad for Rs 116 crore in Mumbai’s Worli

Vratika Gupta, founder and CEO of luxury home decor brand Maison Sia, has purchased a sea-view luxury apartment in Mumbai's Worli locality for over Rs 116.42 crore. The apartment, valued at around Rs 1 lakh per sq ft, is part of the most expensive deals on per sq ft basis anywhere in the country.

Vratika Gupta, founder and CEO of luxury home decor brand Maison Sia, has purchased a sea-view luxury apartment in a super-luxury residential tower on Dr. Annie Besant Road in Mumbai’s plush Worli locality for more than Rs 116.42 crore, making the first single residential transaction with an over Rs 100-crore price tag this year.

The apartment spread over a massive 12,138 sq ft carpet area on the 49th floor of Three Sixty West is valued at around Rs 1 lakh per sq ft, pushing it higher in the tally of most expensive deals on per sq ft basis anywhere in the country.

Gupta, a professional fashion designer, was associated as a designer and co-founder with several other companies prior to Maison Sia. She was recently in the news for being one of the first female owners of Rolls-Royce Cullinan Black Badge SUV priced over Rs 12.25 crore.

She is wife of Nakul Aggarwal, an entrepreneur and co-founder of Indian software unicorn BrowserStack, a $4 billion company.

Maison Sia is a store that provides a luxurious assortment of limited-edition multi-brand home decor products and artefacts curated from across the globe.

The buyer has paid stamp duty of over Rs 5.82 crore for the registration of the deal that took place on January 7, shows the documents accessed through IndexTap.com. As part of the agreement, Gupta will also get exclusive access to 8 car parking slots in the tower.

In Maharashtra, female homebuyers are eligible for a 1% discount on stamp duty for residential properties, reducing the usual 6% to 5%. This concession, introduced in the 2021-2022 budget, is extended to properties purchased independently or jointly with another woman. This concession, however, is not applicable on commercial and industrial properties.

Gupta has purchased the apartment directly from Skylark Buildcon and Moon Rays Realty that are constituents of joint venture Oasis Realty that has developed the project along with Oberoi Realty.

Three Sixty West is a mixed-use development comprising two towers, one of which houses The Ritz-Carlton Hotel and the other will have luxury residences managed by The Ritz-Carlton.

ET’s separate email queries to Vratika Gupta’s team, Skylark Buildcon, Moon Rays Realty, and Oberoi Realty remained unanswered until the time of going to press.

The demand for residential properties and its conversion into sales across the country’s top eight cities scaled an all-time high in 2023, led by heightened activity in the mid-income, premium and luxury segment.

Among the key markets, Mumbai led the performance as the country’s biggest and most expensive property market continued its record-setting spree, scaling a new peak with its best annual performance in terms of both registration of properties and revenue collection through stamp duty charges.

The most expensive apartments in south and central Mumbai have contributed to this performance in a big way. The micro-market has witnessed many large-ticket record-setting transactions involving industrialists, CXOs, actors and sports personalities over the last couple of years.

OBEROI REALTY ANNOUNCES MUMBAI’S FIRST RITZ CARLTON

Oberoi Realty has announced its hospitality partner for the new iconic Worli establishment currently under construction in Mumbai. The mixed-use hotel and residences property will feature Mumbai’s first Ritz Carlton hotel, with a residential complex built alongside it, also to be managed by the luxury hotel brand. The hotel and residences are a 50:50 and 30:70 Joint Venture respectively with Sahana Group of Companies.

Addressing the media in Mumbai, Vikas Oberoi, Chairman & Managing Director, Oberoi Realty stated that the company wanted to create an iconic structure and put Mumbai on the world realty map. The construction will be Samsung C&T Corporation’s first project in India and, Oberoi Realty believes, it will bring in high quality international development and finishing to the establishment. The property, built on an investment of approximately Rs. 750 crores, is expected to be ready by 2016-17.

“It is the perfect location and opportunity to introduce this luxury brand in Mumbai. Marriott International is confident of positioning the brand as a leader in its segment. This hotel is part of Marriott’s rapid expansion, which will entail the opening of at least one hotel a month for the next few years across the globe,” said Paul Foskey, Executive Vice President, Hotel Development, Asia-Pacific, Marriott International.

Albeit managed by the Ritz Carlton brand, the residences will not be branded by them. “We want to benefit from the residential component by leveraging the premium location of the hotel. If my mindset is to make money out of the hotel, I will always be cutting costs. But if the money is coming out of a residential development, it doesn’t matter. Even a 10-15 per cent increase in real estate price, makes the hotel practically free! People feel empowered when they see a hotel in their vicinity, it provides a styling and quality of life. In a city where so much needs to be done for social infrastructure, these small pockets really become game changers,” Oberoi added.

Speaking about bringing in Ritz Carlton to manage the residences, Oberoi commented that management of residences is usually scattered. “Nobody binds the security, gym, maintenance etc. suppliers together. Ritz Carlton has all these verticals within its fixed system because that’s what they do for a living. The minute we bring someone like them in, the apartment guys will benefit. That’s the idea of bringing them into the whole project,” he said.

The hotel will feature exceptional F&B offerings – restaurants and banquet halls as is the brand’s standard worldwide. In addition, the property will provide 1200 sq.m. meeting space. The hotel has already received a Platinum certification for its green construction.

EB5 Capital Visits India to Raise Investment for New York Ritz-Carlton Project as the Hotel Chain Comes to Pune and Mumbai for the First Time

EB5 Capital announced today its scheduled travel to Pune and Mumbai, India , to meet with prospects interested in acquiring a US Green Card by investing in a flagship Ritz-Carlton hotel project on Broadway in New York City .

The decision to target Pune and Mumbai coincides with the planning and construction of the luxury Ritz-Carlton brand's second and third ever Indian hotels in those cities. India's first Ritz-Carlton opened in Bangalore in 2013.

The Pune hotel is scheduled to open later this year and the Mumbai hotel following on in 2020. Construction of the New York Ritz-Carlton began in July 2018 and is projected to open in 2021. EB5 Capital had already received its I-924 Exemplar petition approval from the United States Citizenship and Immigration Service (USCIS) on September 27, 2018 , and began receiving individual I-526 petition approvals in October 2018. The earliest I-526 approval came in 10 months.

A head of their big opening in Mumbai, Ritz-Carlton is ritz-ing up a lesser-known site in India: Pune. You might not find Pune on a whole lot of luxury travel itineraries, but that could change with the new Ritz-Carlton, slated to open in 2019.

“The Ritz-Carlton, Pune is designed to be a captivating haven that complements our efforts to craft the city’s most refined and luxurious lifestyle destination. We are delighted to collaborate with Marriott International to bring the unique Ritz-Carlton luxury experience to the land of the Maratha’s heritage,” Atul Chordia, Chairman at Panchshil Realty, said concerning the Pune Ritz-Carlton launch.

REMOTE LANDS

The Ritz-Carlton, Pune is expected to open in 2019 as the brand’s second property in India. Found about a three-hour drive from Mumbai, Pune is a gateway to a number of Maharashtra sights, including the Rajgad Fort. But the Ritz-Carlton, Pune will mostly be an ideal airport hotel for luxury travelers.

This new Ritz-Carlton hotel in Pune’s Yerawada neighborhood will feature all the highest-end amenities guests have come to expect from the Ritz-Carlton name. Spa and fitness centers will offer travelers the chance to keep up on their wellness and fitness needs or, of course, the chance to unwind with a poolside cocktail and a relaxing massage. For professionals, a business center with executive lounges will meet the needs of even the highest-ranking corporate executive. And finally, high-end retail storefronts and gourmet dining venues are within easy walking distance.

While Pune is not exactly as “on-the-radar” as nearby Mumbai, it is a major regional transportation hub that has accordingly developed a diverse cultural identity. It is a cosmopolitan city with a large student population, imbuing it with a certain coffee shop charm that’s further heightened by a pleasant climate. The only exception to this rule lasts one or two months during the peak of Pune’s summer season. Otherwise, outdoor strolls around the city’s numerous parks and museums are highly recommendable, and travelers should be sure to check out the Deccan cultural district and Pashan.

The former is home to a number of theaters, art galleries, and cinemas, while the latter is a beautiful, calm area surrounded by hills. Culinary aficionados will also want to make a stop at Koregaon Park, known for playing host to the city’s best restaurants and posh retail spaces.

Also noteworthy in Pune are the surrounding hill forts, a phenomenon worthy of a day trip for Ritz-Carlton guests with an inclination for sightseeing. The forts were built on high ground by the ancient dynasties of India as they jockeyed for power and advantageous trade positions.
